• Rent that the revenue carries comfortably
• Clean Creditreform / SCHUFA and lease history
• Bank guarantee (Bankbürgschaft) or cash deposit
• A use that suits a building with flats above: no heavy odours, no late-night noise
• A fixed term of at least ? years
• Security of ? months' rent (bank guarantee or deposit)

• ID of the owner or managing director
• Last annual accounts or a current BWA
• Business plan (new businesses)

• Reference from your previous landlord
• Licences your use requires, e.g. Gaststättenerlaubnis
